Asset management which relies primarily on the use of an asset register, maintenance management systems, job & resource management, inventory control, condition assessment, simple risk assessment and defined levels of service, in order to establish alternative treatment options and long term cash flow predictions. Priorities are usually established on the basis of financial return gained by carrying out the work (rather than detailed risk analysis and optimised decision making). A Building includes a) any structure, whether of a temporary or permanent nature, and irrespective of the materials used in the erection thereof, erected or used in connection with 1) the accommodation or convenience of human beings and animals. 2) the manufacture, processing, storage, display or sale of goods. 3) the rendering of a service. 4) the destruction or treatment of refuse or other waste materials. and 5) the cultivation or growing of plants or crops. b) a wall, swimming bath, swimming pool, reservoir or bridge or any structure connected therewith. c) a fuel pump or tank used in connection therewith. d) any part of a building, including a building as defined in (a), (b) or (c). and e) any facilities or system, or portion thereof, within or outside but incidental to a building, for the provision of a water supply, drainage, sewerage, stormwater disposal, electricity supply or other similar service in respect of the building.
